CP12 is the common name for a Landlord Gas Safety Record. It is the document a Gas Safe registered engineer issues after checking that the gas appliances, pipework and flues at a property are safe to use. It lists every appliance checked and whether each one passed.

If you let out a property, yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance and flue they are responsible for checked by a Gas Safe registered engineer every 12 months, and must give tenants a copy of the record. Homeowners are not legally required to have one, though many arrange an annual check for peace of mind or when selling.

£45 total covers one boiler and two additional appliances. Each additional appliance is £15. There is no separate call-out fee, and you pay after the work is completed, so there is nothing to pay when you book. Repairs are not part of the inspection price — if anything needs putting right we will explain it and agree the cost with you separately.

The engineer will explain exactly what the problem is and why it failed. If an appliance is unsafe it will be turned off with your permission, and you will be told what needs putting right. You are never left without an explanation of what was found.

Yes. The price is for carrying out the inspection, so it applies whether everything passes or we find something that needs attention. Either way you get the engineer's time and a completed record. Repairs, replacement parts and remedial work are not included in the inspection price. If we do find something, we will explain it in plain terms. Where it is work we can do, we can quote you for it separately at a competitive price — agreed with you before we start. There is no obligation to use us for any repair. You are free to use any Gas Safe registered engineer, and your certificate does not depend on giving us the work.

No. The £45 covers the gas safety inspection and your certificate — whatever the inspection finds. Repairs, replacement parts and remedial work are not included in the inspection price. Any additional work you agree to is quoted and invoiced separately from the inspection. Nothing extra is ever carried out without your agreement first.

Yes — someone aged 18 or over needs to let the engineer in and give access to the boiler, meter and every gas appliance being checked. If your tenant will be the one letting us in, give us their contact details when you book so we can arrange the visit directly with them.

You can cancel or move any appointment free of charge, whatever notice you give. We never charge a cancellation fee. Please give us as much notice as you can — ideally 24 hours — so we can offer the slot to someone else. Rescheduling is free. Contact us and we will find you another time — there is no self-service rescheduling on this website yet. Because you booked online, you also have a statutory right to cancel within 14 days of booking — the Terms & Conditions explain how that works alongside an appointment that falls inside those 14 days.

No. A CP12 is a safety check — it confirms your appliances are safe to use and produces the certificate a landlord needs. A boiler service is maintenance work to keep the boiler running efficiently, such as cleaning components. They are different jobs.
